Low Fee Format
The vast majority of homeowners in foreclosure cannot afford a $200-$300 per hour legal representation
.for those we accept as clients for the LOW FEE FORMAT, we provide the same law suit services up to the point of trial* as if you were paying $300.00 per hour.
*If you wish me to continue the representation through trial if mediation has failed to resolve the case, a separate legal services authorization is required.
This is how it works:
- No hourly attorneys fees
- Flat monthly charge based on your former mortgage payment amount*
- Flat monthly fee is waived while you make Forbearance payments*
- No hidden fees or added expenses incurred by you without your approval
- No long term contract. When you resolve the dispute or wish to move on, simply notify me and we will withdraw.
* Generally, you do not pay any mortgage payments while you are in foreclosure, so the monthly fee to the Firm is not on top of a mortgage payment. The fee to the Firm is waived while participating in a HAMP or similar forbearance program.
Example:
- If you had a monthly mortgage payment of $2,000.00 prior to foreclosure, your payment under this LOW FEE FORMAT may be as little as $500.00 per month*.
- For this payment, you receive full legal representation in the law suit, including pleadings, motions, discovery, court appearances, and attendance at mediation.
- This representation under the LOW FEE FORMAT runs until completion of court ordered mediation and, if you wish to go to trial on an issue, then this is done by a separate authorization with our firm. The vast majority of cases do not go on to trial.
* This may vary due to the existence of multiple client defendants, second mortgages, counterclaims, third party claims or other circumstances.
What is not part of the LOW FEE FORMAT*:
- Up-front negotiations with the servicer or directly with the lender.
- Credit issues, whether or not related to the foreclosure.
- Representation in a Bankruptcy.
- Trial or trial preparation in the event of a non-settled mediation.
* We are pleased to consider representing you in these areas under a separate written authorization agreement, or we can provide referrals for you.
